Completed full inspection and found something that should be addressed. 1. Indoor unit don’t have neither a primary or secondary float switch and service disconnect. 2. The drain line in the attic needs to be insulated. 3. Attic access is too small for future replacement of the unit and major repairs. 4. Outdoor unit does not have a service disconnect. 5. The unit is not off the wall 12” is only 7”. 6. Condenser coils has minor damage 7. Thermostat is an old mercury thermostat and is not accurate. It is set for 75 degrees and the house is a 65 degrees. The air handler and the condenser are different Brand. AH is a trane unit and Condenser is a Goodman unit. These two units are supposed to be the same brand so they can work properly. Refrigerant levels seem to be in good condition as well the electrical side of the system. Both units are from 2016. I highly recommend te replace the system due the mix match brands. And to bring everything up to code.

Upon arrival, I found that the blower motor in the ductless system was failing and making a loud noise. The customer wanted to know the cost of a new system because the brand of the unit was not available in the US.

Clean and flushed the drain. Leave the system working. Came back another two day latter and clean the evaporator coil in place. Unit is 15 years old. Recommend to client to start thinking about new unit.
