Upon arrival found the system with a bad dual capacitor. Replaced the capacitor and left the system working in good order for now. Recommend to replace the system due the age and the type of refrigerant is using that is not available any more.

Completed full inspection and found something that should be addressed. 1. Indoor unit don’t have neither a primary or secondary float switch and service disconnect. 2. The drain line in the attic needs to be insulated. 3. Attic access is too small for future replacement of the unit and major repairs. 4. Outdoor unit does not have a service disconnect. 5. The unit is not off the wall 12” is only 7”. 6. Condenser coils has minor damage 7. Thermostat is an old mercury thermostat and is not accurate. It is set for 75 degrees and the house is a 65 degrees. The air handler and the condenser are different Brand. AH is a trane unit and Condenser is a Goodman unit. These two units are supposed to be the same brand so they can work properly. Refrigerant levels seem to be in good condition as well the electrical side of the system. Both units are from 2016. I highly recommend te replace the system due the mix match brands. And to bring everything up to code.

Completed a full tune up on a system. Find that the flow switch is cut off. Customer said that her husband can replaced it. Highly recommend to replaced the unit due the age. System is from 2009.

Upon arrival found a bad condenser fan motor. Replaced it and led the unit working. Highly recommended new system due the age of the unit. This system is 23 years old.

Completed a services call. Found the drain very plugged. Clean drain line and flushed. Also inspected the entire system and replaced filter provided by the customer.

Completed a full 2nd visit for the membership agreement. Checked all electrical and mechanical components. Cleaned drain line. Left the system working in good order.

Upon arrival found a bad float switch. Replaced it and also clean the drain line that was a little dirty. Tested the system and waited around 25 min to make sure everything was working good and temperatures was dropping. Left the system working in good condition.

Completed a service call for a new customer upon arrival found the batteries for the thermostat were bad. Replaced the batteries and left the systems working in good order.

Completed a service call. Found the blower motor that some times works and sometimes it doesn’t. Recommend to replaced the motor under warranty but she is going to check with a home insurance first. Left the unit tuning at the moment a left.

Completed the inspection the unit on the right side of the unit has an small leak at the evap coil. They will contact the previous company. They should have a labor warranty that they can use for this coil. Everything else is working properly.

Upon arrival, I found that the blower motor in the ductless system was failing and making a loud noise. The customer wanted to know the cost of a new system because the brand of the unit was not available in the US.

Completed the maintenance visit to one our members. Checked all electrical and mechanical components and find that the evap coil needs to be clean. Recommend to clean it in place. Clean and flushed the drain. Leave the system working. Came back another two day latter and clean the evaporator coil in place. Unit is 15 years old. Recommend to client to start thinking about new unit.
